Complete Details of Buying a Dream House Under PMAY

The Pradhan Mantri Awas Yojna Scheme (PAMY) is an urban housing scheme implemented by the government of India to provide pucca houses (cement/brick houses) to the urban poor. This fairly recent scheme was inaugurated in mid-2015 and in its first phase till March 2022, aims to provide homes to 20 million families. Preferential allotment of housing to people with disabilities and advanced age (that is over the age of 70) is a hallmark of this scheme. The real estate market catering to the lower segment of society has seen a significant impact since the beginning of the PMAY, making it easier for the urban poor to acquire pucca (cement/brick) houses in towns.  

The Four Categories Under PMAY

The government of India has classified the disadvantaged groups into four categories, as follows. 

  • MIG-II (Middle Income Group-II) households, with an annual income between Rs.12 lakh to Rs.18 lakh
  • MIG-I (Middle Income Group I) households, with an annual income between Rs.6 lakh to Rs.12 lakh 
  • LIG (Low-income Group) households, with an annual income between Rs.3 lakh to Rs.6 lakh. 
  • EWS (Economically Weaker Section) households, with an annual income up to or below Rs.3 lakh. 

The household income is inclusive of the income of the spouse. To be eligible to avail of the PMAY scheme, the household should fall into one of the above categories. The beneficiaries of such housing schemes should not have, or should not be in the process of applying for any other urban housing scheme of the state or the central government. In addition to this, already constructed housing and housing in the process of being constructed cannot be sponsored by PMAY.

How to Check Your Name in the PMAY List

After having made your application for PMAY, it is possible to check the status of your PMAY application on the internet, using the following steps.

  1. Visit the official PMAY website.
  2. The website provides two options to follow up on the status of your application. First, track your PMAY application status by providing your name, your father’s name, and your registered phone number. Second, track your PMAY application status by your assessment ID. Upon selecting the first option, you will be required to furnish the details asked as per the application that you intend to know the status of, following which the status will be displayed on the screen. Upon selecting the second option, you will need to enter your assessment ID and your registered mobile number using which your application status will be retrieved. 

The PMAY list is the complete list of successful applicants under the PMAY Scheme in a given year. For 2021, the list is available online.

Schemes Available Under PMAY

The following four subsidy schemes are also available under PMAY.

  1. Credit Linked Subsidy Scheme (CLSS) – PMAY: Depending upon the household income and the total floor area of the house, a certain amount of money will be provided at a lower interest rate to the beneficiary. 
  2. In-situ Slum Redevelopment (ISSR) – PMAY: This scheme recognises land as a resource and in association with the private organizations aims to rehabilitate slum areas. The state or the union territory will determine the contribution of the customer, while the central government will determine the price of the houses. Temporary accommodation will also be provided for slum dwellers while the project is being undertaken.
  3. Affordable Housing in Partnership (AHP) – PMAY: The economically weaker sections (EWS) will be provided with assistance on behalf of the Centre, while State or Union Territories may go into private partnerships to develop these projects. The State/ Union Territory will have no profit margin upon the sale of such housing units.
  4. Beneficiary-led Individual House Construction/Enhancements (BLC) – PMAY: In case the EWS families are unable to gain benefit from such schemes, the BLC will assist up to Rs.1.5 lakh from the central government to renovate the existing housing. The beneficiaries may take advantage of this scheme if they own kutcha-pucca houses.
